Fee Disclosures

SkyHigh Properties Ltd does not charge junk fees.  Below is a general breakdown of the additional expenses.  Some are mandatory and others are situational. These additional fees are also clearly outlined in the Lease Agreement. Fees with an asterisk (*) are 3rd party fees which we do not markup and are subject to change.

1. Credit and Background reports (Mandatory unless tenant provides recent portable tenant screening reports aka PTSR).  One-time, non-refundable $35* per tenant.  Paid to TransUnion.

2. Last Month's Rent Deposit (Mandatory) due at lease signing
One -Time

3. Security Deposit (Mandatory) equal to at least 1 month's rent (maximum 2 month's rent)
One-Time Refundable 

4. Online Tenant Portal Payment transaction Fee: Currently $2.35*/transaction- charged by 3rd party.  Tenant has the option to pay via Zelle in order to avoid the transaction fee(s).

5. Variable Monthly Costs- Utility calculations are based on usage.  Tenant places utilities into their name prior to move in.
Electricity (Required): Varies based on usage - Paid Directly to Provider
Gas (Required if present): Varies - formula, ratio billing, and usage - Paid directly to Provider

Water (Required and usually included in rent unless noted otherwise): Varies - formula, ratio billing, and usage - Billed by Third Party
Internet/TV/Cable (optional and not considered a utility)- varies based on plan and add-ons.

6.  Situational Fees
Late Fee: maximum 5% of rent /occurrence -
NSF/returned payment Fee: Cost $75/occurrence -
Pet Deposit (If Applicable | Refundable): $300.00 per property

Pet Rent (If applicable): 1.5% of monthly rent
Legal/Eviction Fees: Varies 
Renter's Insurance (optional)- varies depending on coverage-paid directly to insurance provider.
