** DISCLOSURE: Our properties are not located in apartment complexes but rather are mostly condominiums located within each respective condominium complex.  Each home is subject to that particular homeowner's association (HOA) rules and regulations and each one is privately owned.  SkyHigh Properties Ltd acts as landlord/property manager, on behalf of each respective property owner, as their exclusive agent for each individual property.  Our job is to find the best-qualified tenant **


Hello and Welcome to SkyHigh Properties Ltd:

 As you start your rental search questions may arise.  Please take a moment to read through our FAQ.

1. What is the application process?

All adults over 21 yrs of age who wish to become our tenant will be named on the lease AND are required to submit an online application/questionnaire from which a credit and background report will be pulled at a cost of $30* per person. PLEASE NOTE: SUBMITTING THE APPLICATION IS FREE AND SIMPLE. ONCE WE'VE HAD A CHANCE TO REVIEW THE APPLICATION, YOU SHOULD RECEIVE A DIRECT EMAIL FROM TransUnion REQUESTING YOUR PERMISSION AND PAYMENT (credit/debit card) IN ORDER FOR US TO RECEIVE YOUR REPORTS. UNTIL, or UNLESS, YOU APPROVE THAT EMAIL AND PROVIDE THEM WITH  PAYMENT, NOTHING HAPPENS. *$30 fee is a 3rd party fee and subject to change with us having no control over it. Once we receive your reports, please allow up to 5 business days for us to review them, verify references and employment. We will email you if  we have any questions.

Keep in mind that in this ultra-competitive market, we are typically processing and doing our due diligence on multiple parties that have already applied and released their reports.  Applicants are processed in the order in which we receive applications and reports.  Since the process is web-based, things happen fast but we also have other obligations to contend with, being a full-service Real Estate Brokerage, so we may need 2-4 business days for us to get back to you with an update once you've submitted your application.

Applicant has the right to provide the property manager with a Portable Tenant Screening Report (PTSR) that is not more than 30 days old, as defined in § 38-12-902(2.5), Colorado Revised Statutes; and 2) if Applicant provides the property manager with a PTSR, the property manager or owner is prohibited from: a) charging Applicant a rental application fee; or b) charging Applicant a fee for the property manager to access or use the PTSR

2. Do any of your rentals allow pets?

Unless noted otherwise in the property description, PETS ARE NOT ALLOWED.  Certified service (SA) and Emotional Support Animals (ESA) are exempt from these rules by federal law.  Although requirements and procedures regarding SA's and ESA's vary from one homeowners' association to another most require documentation stating the animal's status as an SA or ESA. On a case-by-case basis some owners may allow a dog (where the HOA allows tenants to keep dogs).  At their discretion they may require one or more of the following: an additional monthly pet rent, a refundable pet deposit and/or any fees that the HOA charges, if applicable.

3. Do you offer furnished rentals?

Unless specifically noted otherwise ALL our properties are offered UNFURNISHED but are equipped with built-in kitchen appliances and usually a washer and dryer.

4. Are utilities included?

Our advertised rental rates DO NOT include utilities (Gas, Electricity, Water) unless noted differently in the description. However, for most Condominiums and Town Homes, water, sewer, trash and snowplowing services are usually included. Tenant shall place the required utilities into their name prior to move in. Please note: TV, cable/satellite, internet, phone are not considered utilities. Tenant shall arrange and pay for those services separately if needed.

5. What will utilities normally cost each month?

Because utility costs are based on actual usage, we are unable to accurately predict your cost. HOWEVER, DEPENDING ON THE SIZE OF THE HOME, NUMBER OF OCCUPANTS, YOUR LIFESTYLE AND HABITS, UNDER NORMAL CIRCUMSTANCES ELECTRIC,  GAS and WATER (if applicable) WILL LIKELY AVERAGE BETWEEN $125-$400/month over the course of 12 months.  Service providers (Electric and Gas) will sometimes give you the most recent average bill amounts for each property if you provide the address.

6. Do you offer seasonal or short-term rentals?

Sorry, none at this time.

7. Are all rentals available to move in immediately?

Unless specified otherwise, all properties are available for immediate occupancy, pending approval of your application, reports and references which usually takes about 2 to 4 business days from the time we receive all applicants' credit/background reports.

8. What funds are required at move-in?

In order to better protect our client’s investments, we require AT A MINIMUM, the 1st month, Last Month, 1 month Security Deposit and, where applicable a Pet Deposit, at lease signing  and prior to move in.

For your convenience, we provide the physical address so that you can determine if the curb appeal, location, proximity to public transportation and/or schools falls within your needs.

Please plan ahead as due to the high volume of interest we receive and the fact that some properties are currently tenant/owner-occupied, same-day and weekend showings are rare.  For the same reasons, group (multiple interested parties/people) showings are common.

As a best-business practice, communication is conducted via email in order to maintain a "paper trail" and to avoid any misunderstandings.  So, as we move along the process, if you don't already, please check your email periodically.

SkyHigh Properties Ltd observes normal business hours M-F 9am-5pm (Mountain Time) and all federal holidays.  If you reach out to us or submit an application outside those hours/days don't be surprised if we don't reply until the next business day.  

And lastly, a little friendly advice.  Whether it's with us, another management company or a private party, WHEN/IF you find a home that meets most of your needs, DO NOT hesitate too long to lock it down.  There's a shortage of housing in the Vail Valley and homes rent quickly.
